When pricing your home for sale be
sure to put the lowest number first. For example, price your
condo at $339,000.00 and not $340,000.00. I know it sounds illogical,
however people that study these things tell us it is all in
how we read left to right and how our brains process information,
and that the first lower number "feels" less expensive
and more of a bargain.
BUYERS: Do
not think that you cannot bargain or negotiate on NEW homes
too. When invited to the premier opening of a new condo development
for instance, do not assume that just because those sale prices
are preprinted on glossy brochures that that is the price you
have to pay.

- QUESTION:
WHY would I want to "DO" Real Estate transactions
(BUY and SELL) on-line?
- ANSWER 1: Well
for starters, "Have you checked the price of gas lately?"
Of course you have, and this is only one of several reasons to consider
adding to or changing from the OLD traditional "Call, wait, drive,
look and drive some more" Real Estate transaction Buy and Sell
model to a NEW "Click, look, click" Real Estate ATM type
Real Estate transaction Buy/Sell model.
- ANSWER 2: WHY NOT?
Higher fuel prices demand we find a way to do Real Estate more efficiently,
so by using E-mail AND E-mail attachments for forms, documents and
contracts we can dramatically reduce our energy use.
As a very neat side affect, reducing energy use also reduces our time
and costs or what business calls "The Cost of Sales."
Reducing these costs also reduces part of the commission charged when
the home or property is SOLD and we share these savings with YOU,
our client, in the form of CASH-BACK REWARDS.
- HOW does it work?
Simple. All contracts in land and interests in land can now be "signed"
electronically which means that by clicking on a computer or computing
device keyboard you can now create a valid contract as long as all
parties to the contract agree. (Land Titles Act 2003 and Agents Handbook
2006).
This ruling simply validates the historical use of faxing, because
as everyone knows, when you send or receive a fax, the electronic
copy of the signature on that contract coming out of the receiving
end of a fax machine is hardly the original, however everyone agrees
to it's use as a legal contract when they say, "Fax it over."
So we now simply replace the old style and often unreadable fax with
an attached E-MAIL document or contract and give it the same force
in law as the old fax with the statement, "I will e-mail it to
you."
As you see it's really very easy and a BIG gas and time saving way
to "DO" Real Estate.
It is more a mental adjustment than a technical one. Having the Sales
Contract or engineering reports or the many two years of STRATA minutes
or a Contract of Purchase and Sale scanned and e-mailed over to the
other party rather than having to drive over and deliver wads of paper
is neater, saves a tree, saves you gas money and time.
